In my mind, the investor is taking all the risk, so pay them so well (a majority of the profits), that it is a no brainer for them to keep doing deals with you while you learn. 

And you are very satisfied with there services since you are turning a no-brainer over to them that is set on cruise control.

On a rent house to me its a no brainer but check with your insurance first.

It's kind of confusing because I'm expecting a "no" from them, but it's as if they want me to spend $4,000 - $5,000 on an architect to get the "no." lol

However, if you love or even like travel, the points cards are a no-brainer: Free travel, food, lounges, booze, concierge service, companion passes, car / trip insurance, etc. 

A 20% Deposit would lower the mortgage payment and eliminate the PMI requirement.With the low income and high mortgage payments it makes it a no deal.Maybe it’s a good deal for your Realtor (commission $$$$).

Additionally, many insurance companies who provide insurance to landlords require written lease agreements, no smoking requirements, liability insurance from the tenants and many prefer a no animal building.
