I just celebrated 6 years the other day.

I also told them they are still responsible for the entire rent payment on tomorrow..1) The lease states that the tenant must give 30 day written notice BEFORE the anniversary date. 

I know on the typical standard home sales the market slows down to almost a complete halt since people are well into their Holiday Season of shopping, decorating, skiing, celebrating etc.

Lessons learned: Don't buy out-of-state without seeing the property yourself (no matter what online due dilligence you think you can do), and don't listen to shiny and supposedly reputable podcast celebrities like Kathy Fettke.

In this instance the lease does not terminate until you have the unit re-rented or you reach the anniversary date of the lease (May 2017?)

Real Estate experts and other celebrates come out one day to motivate you to get involved in real estate and stock.  

Deals in the general forum that I see are mostly asking for advice, celebrating successes, or relating cautionary tales.

We also hosted a happy hour and had a gentleman who's a bit of a local celebrity play a grand piano while folks mingled, and the business closed at 10pm.

We held our 1st property for 3 years, our 2nd for 2 years, and this current one we are hoping to sell right after the 1 year anniversary of the home purchase.  

Some I have seen require a 30 days notice, some have penalties, some require notice at the Anniversary of the agreement;runs the gamut.Just send them notice to give all keys, leases, security deposits, warranty information, who performs what; lawn, pool etc...
