@Sandy Thomashit it on the mark...work your network, referrals will come form people who know and trust you and building a client base to do that for you takes time...selling a $50k house can be more trouble, more time consuming and more aggravating than selling a $500k house so focus on a market and attack it...just my opinion !

I do wonder about such a trivial rent increase that me as a tenent would find a little aggravating.

This may be a lot more less grief and aggravation than going forward with an eviction.

It is definitely less stress and aggravation for you and cheaper that way.

To protect my personal life from any potential aggravated tenant.

It may cost a little upfront but would save you a ton of money and aggravation down the road.  

Now I'm not saying this will be my business model the rest of my life, however I can gain a lot of knowledge from a seasoned investor, and I can relive the investor with the aggravation of finding the properties and doing the construction side of it.

He also put in as least as possible for him to worry about  "(as is-"  meanwhile when we spoke they did ask me if they could get it inspected and I had said of course)...So he just wanted this quick (They are cash and want to be done in about 30 days)*Had he put a reasonable 1% as a transactional broker, which is what he listed himself. perhaps I would not have been so aggravated.
