If the marginal cost increase in buying a house that can be house hacked (a house with a basement, a duplex, etc.) is less than the rents you expect to bring in from renting the additional space, why not do it?

I currently live in Southern Maine and am looking to construct some kind of new project rather getting into rehabbing existing residentialProposed Land Budget 100-200kConstruction Budget: 400kAll in 500-600k.I have found that if I do the site work myself including clearing, septic and digging the foundation is that i can sub contract out either steel or a Lester style building (50x150) for around 300k installed with insulation and power , divided into three 2500 square foot units.

Most of the regular posters here on Bigger Pockets have a negative view of Sub2, especially after a couple of individuals spammed the site to promote their training.There was already a negative view of Sub2 on Bigger Pockets due to most of the regular posters did their deals in a different manner therefore, as is human nature anything out of our own personal preference can look mighty sinister.
