I think Bigger Pockets can and should do more to help investors have "bigger pockets" by not only warning but screening guests.

We are actively submitting LOI’s and interviewing PM’s, inspectors, and insurance agents.

Instead of trying to actively manage investments in singles and doubles have you considered investing passively in syndications?

Also, are you actively tracking the two year outcome of every "wrap/subject to" that you do, or are you relying on hearsay about outcomes?

Not sure about maple heights/cleveland, but just down the road here in Akron, the Akron housing authority maintains a list of properties and landlords who are actively interested in providing section 8 housing.

I suspect the guests via their reviews will dictate what constitutes a bedroom.  

I personally house-hack still with a guest house on my property that I short-term rent and I highly recommend it. 

First, I'd determine whether you like to be active (managing your own portfolio of rentals as you are today) or passive (letting go of control and day to day decisions/operations).

I am not very good at being active on bigger pockets, however I just downloaded there app.
