Zillow’s accuracy varies by market, but it has been accurate on the properties I own.

So far here’s what I can estimate with accuracy:-monthly principal and interest payment-annual taxes (published in MLS)-insurance (around $950 annual)-HOA/condo fees.

Accuracy: Creating an accurate and detailed bid is a serious time commitment and requires a depth of professional experience to get right.

I forget where I read this (and so can't be 100% sure of it's accuracy), but the article said that the entire population of the WORLD (not just the US) could fit in a space the size of the state of Connecticut. 

Without more info from your end, it's hard to judge the accuracy of your numbers.

@Alex Zaboli Redfin has a market insights tab you can use to look at market appreciation, however, I question the accuracy of it. 

I’m willing to do all the leg work, we are our own client, basically just looking for a broker who will do a fair percentage split, in exchange for MLS access and reviewing contracts for accuracy. 

I did find this link that has some info on the neighborhoods here, but I haven't vetted the accuracy.
