I don’t want to learn the self discipline that will give me the solid foundation that I can eventually invest life-changing sums of money and accrue massive amounts of assets.

And interest would still accrue during the forbearance, so when you return to making payments, the first few might be all interest to catch up there. 

So out of curiosity i lowered the number down a couple of  months (all the way down to 13 months), and it gave me a different number every time i changed the number.

When payments resume, they may be applied first to accrued interest, then to principal.

Even if the bank defers, the money will still be owed and the interest will keep accruing.

Penalties are accruing from 2015.I strongly suggest to have a conversation with your CPA.

Just my accrued property tax bill is about $150k.

For a value-add play it is still important, but typically not going to be breaking the budget quite as much, especially if you have the ability to raise rents reasonably significantly.Also, out of curiosity, does that NOI have built in on going reserves?
