I am putting in new light fixtures and replacing some trim, that with a show quality cleaning and I think it will be ready.Just a note on your project be sure and check out your contractors.  

He's on the fence if he will sell (more about that below)...The roof is older and needs immediate replace of some shingles and eventually complete replacement, driveway needs repair/replaced, trim needs carpentry repair and painting, Estimated Exterior roughly $25,000.  

If you haven't done so, get a caulk gun out and redo the sinks, tubs, windows, doors, trim, etc.

Patrick/Jason,Excellent work on the project, I'm working on an older property right now myself and while I'm going less contemporary on the millwork and cabinetry I'm using some similar techniques opening the ceilings and reworking the exterior trim package.

At the property I'm currently rehabbing, the neighbor's dog gets a treat every day, I've trimmed the trees & bushes between our yards (not really mine) & always mow more than my share, over to his driveway. 

Wood framed/trimmed windows in a shower are a problem gift that keep on giving!

I've met her, and her father (the seller), and she has been mowing, trimming bushes, letting locked out tenants in, accepting rental applications, receiving tenant maintenance requests, and showing units. 

I used Ben Moore dunmore cream with white semi gloss trim.

(needs some vinyl corner trim and bushes need to be trimmed - driveway is badly cracked and could use a resurfacing, but is still usable)

(Trims missing, flooring is mess, needs paint all arround, mismatched cabinets in the kitchen, missing gutter, etc).
