When I tried to get it from him he said he won’t have it until Friday March 8th.

This happened last year on a Triplex deal we had that closed on a Friday with Monday being the holiday. 

I would do that before I would go chasing low end rentals that may produce cash flow and could very easily lose money thereby making you work on Friday instead of golfing :)
