It may be too early on to be trying to structure ourself this way, but I feel like if we create our system now each door will be easier to add to it later.I’ve read about a lot of different strategies including: - Keep the houses in your name, use an umbrella policy (which we have) - Series LLC (Delaware) - Real Estate / Land TrustMy wife and I currently reside in Massachusetts and the fees for businesses aren’t cheap (LLC’s are somewhere around $500).

Just get an umbrella policy under one LLC and when you acquire 3 or 4 properties then I'd consider getting another.

Believe it or not, I had my rental properties owned personally using umbrella insurance to mitigate risks, even though I had an LLC for one of my active businesses.My research back then indicate disadvantages to using C Corp for rentals, and it still is.

I pay cash and put directly in an LLC.If your using financing the bank will likely want you to put in your name.Just get insurance and you can add an umbrella policy if your worried.

It is expensive to create and maintain LLC'S in California.You might be better off with an umbrella policy.

The best thing is to purchase additional insurance with an umbrella policy by saving the costs to have LLC's.I believe that most lenders will not loan money to an LLC, anyway, or you still have to sign a Personal Guarantee for the loan and that makes getting your LLC senseless, a waste of time and a waste of good money.

this is laborious, im gathering quotes for 2 rentals, our primary, an auto policy and we want to add an umbrella. everyone has good prices on product A, terrible rates on product B, i try to cherry pick, then they say i cant get an umbrella policy unless i get every policvy written by the same person.is there anyway to shop this out easier and get everything under one roof?
