I didn't know this when I drafted up my contract - if I did, I could have received substantially more (up to 4% = 10.6K) back in debt relief.

Loans made in NC to entities secured with a deed of trust have some regulatory exemptions that provide relief for people or businesses not in the business of lending an opportunity to lend.

It certainly is not as easy to justify as the pitch may sound as clearly a Borrower enticed to make X on time payments  say for the purpose of some principal forgiveness or interest rate relief might do so only as long as needed to avoid any immediate default remedies such as foreclosure.  

@Matthew Schroeder while the number of units being constructed is quite large and incentives are being offered I don't think it will translate to much relief and here is why.

Goodmorning,How are Deficiency Judgments and the Mortgage Forgiveness Debt Relief Act effecting the amounting of short sales that are on the market and the deals that pertain to them with the sellers.

We use our understanding of debt relief to buy short sold and other homes all over southern california.To date we have done well in this investment space, and our activity has helped us find 4 other off market homes.  

Any relief there is a more valuable "dollar" to seller than on the sales price.
