There has been a lot of economical development by the city there to bring in business/blue collar jobs.

Many people, tenants and first time home buyers, DO want to live in higher-end blue collar areas.

Avondale is a hot neighborhood, as is directly North of Logan Square, and close by to the highway and Blue Line.
