Because renovations are a time consuming and frustrating processes - especially if you are hiring outside labor for the majority of your repairs.  

The homes are so cool architecturally, but they are truly a labor of love if you want them to have certain modern amenities.

Also, in general, your labor costs are limited to the area of the carpet that is damaged.

It's up to you but flipping is obviously more risky... also depends how handy and knowledgeable you are, if you aren't able to do things yourself you need to budget for labor costs... on top of holding costs and material costs.

@Monica Lee - we transitioned to 75% upfront because when we did 50% (more standard) we realized that HomeRoom was fronting money for a portion of repairs and labor on behalf of the owners.

Trane didn't response us for this request by far.We doubt the dealer's words for the motor issue.No cost be replaced the motor but in 1 more year, we need to pay labor cost.
