I certainly wouldn't say I would expect a large amount of inflation in house prices but inventory is low and prices are fairly high (for the area) right now.

I worked for a RM servicer for 6 years and only ran into a handful of cases where there was any equity in the property as a lot of the property values were inflated when the loan was originated.

As others said here, leverage can improve returns in general if you can get cheap money. consistent passive 6% over a decade with low inflation is not bad for many investors.
