But if all your imagination is able to see happening in the next thirty years of real estate investing is that you will pay off your mortgages slowly and steadily, you're already dead in the water.

And I'd have to spend $10,000 to $20,000 I imagine to buy furniture, kitchenware, beds, dressers, etc.  

I can't imagine willingly refinancing to add +4 points to a half a million note. 

That's far from a definitive answer because its an owner occupant and a single family, but I would imagine if you e-mail the house/building department they should be able to give you a firm answer.  

I would imagine Texas would be one of them.  

When you mentioned studios and 1 BR properties taking in upwards of $500k per year, I imagine you're talking pesos, not dollars.5.
