I have never seen a TIC crowdfunding fund - have you? 

You will need to find partners, you will need to travel to where you wish to invest, you will need to understand the ins and outs of the business by being actively involved and treating it like a business and not some super passive investment.If you don't want to do that work I suggest you just put that 200k into some sort of diversified mutual fund that can make you 10+% on your money without any of the work of real estate.At the end of the day this is just my advice and I'm only a stranger on the internet.

You need to maintain a fund to handle those unforeseen expenses

They may not be able to use financing contingencies and may have to show proof of funds equal to the acquisition price but the money that hits the sellers bank account is the same whether its "cash" or a financed transaction. 

Happy with how it's gone so far but don't have the funds to add another 5 units in the next 7 yrs and it is harder to find cash flowing properties in todays market. 

I am starting to look at funding my next deal.  

Real estate isn't the same as buying an index fund where you buy it and forget about it for years.
