As far as drafting contracts most of the investors I know simply use whatever contract they’ve been using over and over again. 

You are never obligated to make accomodations for the tenant, you are simply required to allow them to make reasonable accomodations...and a structural door widening would not be 'reasonable'.

Or are the landlord laws simply too draconian in California to warrant the risk? 

Outside of those focus on simply being a good landlord because you have far more control than you may think.I am in Philadelphia which has tenant friendly landlord tenant laws.
