I keep seeing these giant apartment complex for $25k .. it says buyer pay $25k cash for deed what does that mean?

I have to agree with Danny, what better time to do what needs to be done during the winter months and have your rehab completed and ready for after the holiday season and tax refund time.

Seller owns it outright and I am offerring cash and saying the seller can chose the closing date (she's an old lady with a lot of stuff in the house and may be in a rush but may want to stay through the holidays???).

However, they only paid $600/mo. at their last place so I'm not sure if they will be able to keep this up.Then one of the two remaining tenants sent me an email hinting indirectly about what would happen to the security deposit if they had to move out before the end of the lease.I am thinking of two options:1) telling them I will let them out of the lease early if they stay at least until January 1st (so I don't have to deal with the holiday vacancy problem) and stay current on the rent until then, and I will give them back the deposit if the place is in broom clean, undamaged condition, as per the lease.2) lower the rent to $800 to keep them there (I haven't had any real issues with the two remaining people, and they are taking good care of the place).

I expect the rehab to take about a month, putting me into the holidays.

Before you closed you should have analyzed how long this tenant has been there and payment history.If they pay on time and pay market rent and have been there a long time costs to recondition the property will be high and it will take awhile to get them out at the holidays with the court systems taking time off.I would just moniter it for a little while and see how things go.If it's a small dog usually you don't have to worry unless a bite history exists with animal control.If it's a big dog or aggressive breed you definitely want them out as you could be sued and held liable should you not take action and an incident happens.
