I'd assume that whoever was dumb enough to think that digging up a lawn is the best way to make a mud pit (whatever happened to the good ol' fashion inflatable pool arena like the one in Animal House?!)

Learn the basics yourself and then quiz them (in a subtle fashion) before you assume they know more than you do.

I would be all over that and more than happy to work with BP in any fashion possible.

I feel that the stats are understated for Craigslist and sign since many people will start there and research the home in other locations before contacting.I know for a fact that Craigslist has fallen out of fashion in core SoCal markets with the demographic of "our" resident's. 

You can find that person by asking questions you know the answer to and if they answer in similar fashion... then you keep move fwd.
