I've participated in Richard Garcia's free webinars or his spur of the moment Instagram Live, where people can type in questions in the comments and he answers them.

It is a fantastic avenue for experienced investors, per the comment from @Chris Seveney. 

But I would argue that the section "other" appears is for specific appliance issues since the header at the top of that section states, "Systems / Appliances: Are you aware of any problems and/or defects with any of the following:"I agree with your last comment.

Echo the two other comments but I still keep track on an Excel spreadsheet for any doubt. 

I take comments made by folk very seriously because it is very easy to make to make comments. 

The BP community has been incredibly helpful for a newbie like myself and I appreciate everyone who has taken the time to comment. 

I don't agree with the fee comment - certainly that can be an element of a scammy lender but there are certainly lenders that do require some upfront fees and other vendor/pass-through fees in addition to the appraisal.
