I don't see any good reason why the rest of the nation should be stuck subsidizing their crappy property policy that artificially inflated prices and made the whole thing into a casino in years past.

I soon found that I was contacting Hard Money lenders to do deals in Puerto Rico and she was sending me proposals for 40 and 70 million dollar resort casino projects.

Especially shifting our largest employers from the casinos and hospitals to Tech companies.

Lots of money to be made here but not in the casinos.

There are also a lot of new developments and an expanding/newer Casino which sparked development in the city.

Definetely sellers market with inventory lacking and the ground being broke on the stadium/hotel/casino/commercial center at Hollywood Park.

I suspect the casino lobby has been quietly lobbying to shut down short term rentals.

Misc. micro-economic variables impacting that area (casino being built, government agency transitioning into the area, etc.) 

My property has a casino going in very close by (just broke ground).  

I think your advice is sound, but without knowing the op tolerance to risk is, and the rewards he wants, I think your response is strong. reading between the lines of the original post I think you are correct, but still rei is better than the casino.
