Make sure you have a minimum credit score and stated income-to-rent ratio (3-to-1).I'd propose requesting tenants to set up online auto-pay.

There are loan servicers out there as well that can handle the payment collections and tax forms for both the seller and buyer as well so you can put this on auto pilot.

Auto-Owners will write really well in central, but hard to through underwriting (walk on water type business), Universal will do a great job just about anywhere in FL.  

For receipts and one page documents, I use the free smartphone app "Genius Scan" to snap a picture of a document and it will convert to PDF (and auto adjust the image for easy reading) and allow you to save them on your phone or email docs to yourself.

You'll more than likely get charged for grand theft auto than them paying storage.   

You can then either build the site yourself (Weebly makes it easy) or post it as a job on a site such as Odesk or Elance.I highly recommend reading Landlording on Auto-Pilot by Mike Butler, there are some good ideas in there, too, about what to put in your forms.

Be sure to use a reputable screening company for background etc.. many actually will auto decision for you!
