Great news is when you get a deal there the spread is usually solid, bad news is many of the traditional marketing tactics don't work very well (at least in NYC where you cant cold call, PPC & PPL is really expensive and I don't know anyone who does well with direct mail).

I can go on, but your actions speak to the true underlying problem and that's you.

Ive learned so much from it and now I'm looking to place what I've learned into action.

I think the most important thing is taking action and limiting your risk as you start, knowing that part of starting is going to force you to learn some things you just can’t learn otherwise so try not to focus on hitting home runs right out of the gate. 

to be fair and balance like Fox news.. my client negotiated to leave 1k with them and extend the close until probate is done and get refunded 6500.00 so assuming they actually send him a check ..

If the numbers work then take action, but I wouldn't sit on the sidelines based on the seasons.  

Normally, the broker is responsible for all actions taken by their agents and property managers.

So MTRs that are close to the "action" are great.Also, I think the MTR market is getting more and more like Airbnb in Denver and Colorado, in that it's not an amateur's game.
