It's ok to allow people to follow your journey and educate them on what you do right and wrong, but what's your real estate business when you don't know anything yet?

Its the good neighbor rule... the tenants aren't technically doing anything wrong but trying to be courteous to your neighbor will go along way.

If you're investing for the next 12 months projection, you're in the wrong business. 

You're asking the wrong questions.Your financial analysis of the opportunity should dictate how much you offer, and nothing else!

If you get asset condition wrong, your returns will be wrong.There is a superior way to all of the above. 

MAYBE YOU'RE THE ONE WHO'S WRONG?

You might be able to find a lot of this info online, on YouTube, here, etc and piece it together however as a busy professional I didn't have the time personally to try and fail - nothing wrong about choosing that path however I knew I didn't have time and I was in peace with hiring a coach to help me through my first deal, 8k is affordable in comparison with the 30,40,50k programs out there.

I had trusted the wrong people, but I will invest again now with a more money orientated approach. 

In my experience when I have seen people do their own taxes, they're often wrong or missing some big deductions that they didn't think about (or know about).
