Unfortunately, If there are no other verifiable facts to support a better value, than it is usually futile to appeal based on opinion and/or interpretable characteristics alone (i.e. the Subject is in superior condition to this comp and therefore, it should be valued higher, etc.).

SFR - Low cap rate (3% or so) Multi-Units - 10% Cap Rate, but poor condition*Multi-Units - Low CAP rate, tenant occupied*I understand my options for fixing things up at a property, but here are the issues I am running into..
