Same with anyone who gets 20 experienced-backed responses to their question yet ghosts the thread. non response or proper thank yous on PM's have caused me to not do those anymore I might write one sentence but it is weird how common courtesy does not resonate  with so many people on SM or maybe just on this site..

This sewer line runs under 2 of the other subdivided lots that were intended to have houses on them about 400' away and ties into a city main 1 block away from the houseOct 2008 - I purchase the home and everything is great, assuming all is per plan.2010 - Developer sells one of the lots that my sewer runs under to the water district for a future clean water well site. 

I'll post more as I move forward if I don't lose this website thread. 

Another thing is, the sites that list the manufacture year showed that all the ones I was looking at were built in the 70s.

There was a disconnected phone line, no website, people living in motorhomes illegally and only about 50 percent occupancy (some of those people weren't paying).

One thing that we did early on was create a website for our company that laid out our corporate/MTR strategy.

Can you share your company's details, website etc?

It blows quickbooks out of the water with ease of use and I can do the class tracking that the basic $20 a month quickbooks was lacking.There's a phone app also, I just added it to my phone, so I'm not sure how much I will use it yet other than for reference as opposed to opening the website for details. 

All the bylaws, building codes and fire codes can be found on the city website.

I went to a learn-on-the-site program that our local REIA had recently.  3BR/3BA house, owner is probably in 145K after fix up (I know the purchase price, don't know what was spent to get it ready after purchase) and a handful of years later it's now worth 190K.
