@Justin Phillips @Stacy Voss @Kevin Romines Okay, so another question that popped up - I just looked into the bank that my Mortgage is through and it appears that there is a suspension on new HELOC applications.

There is "delayed financing" options where you can do this but its usually not same-day.However, what you are looking for is probably a hard money lender that does not require appraisals - this allows quick closes and functionally the same as cash offers (and pretty much what you appear to be looking for)

It is not bad to bring in new blood to a podcast, while I have not listened to the podcast in years,just looking at the profiles of the old and new it appears the new host has a lot more experience than prior hosts.

I realize there are better in investments, but we like Wildwood, NJ and would use it for 1 week during the summer and a weekend getaway during the off season.Current pricing appears to be $650-$850K for 3BR/2BA, 1,400 sq. ft. and ~$16K out of pocket costs ($5K yearly taxes, $10K condo fees covering wifi/cable, flood, sewer, trash, etc. and $600 for content insurance).

It's way easier to find 10-15 people who you would want to be mentored by, try and find 1-3 things they currently need help with (check their podcast appearances, social media, etc.), and create a tailored offer that solves a problem for them with little energy and time required on their part.

( commercial property is  >  4 unit or a business  type property ) .....if you are trying to buy a rental home ...with that  income / debt / credit profile  and a  large enought down payment - it appears qualifying should be OK

None of the names listed above appear to be pivoting into the homeowner association space, yet here in the northeast USA it's still quite a fragmented industry outside of the major urban centers with established and deep-pocketed PM firms.
