I've been a RE developer for nearly 20 years with a majority of my work in the CA market.

The only reason I even considered this is we stayed in an Airbnb in Temecula CA and the APP they used was awesome for info and details.

Unfortunately, we live in California so we would have to pay significant capital gains if we sell.

I've always had an assumption that OH is a Ca$h Flow market and not an Appreciation market.

The only thing that saved me was the evidence, which overwhelmingly showed she was bat-$hit crazy and that I had never contacted her or visited her property.

For my rental in New Jersey, I have set a deductible of $60 whenever I make a visit to do any kind of repairs for the tenant.

The contractor didn't want to pick them - it was a 15 mile drive (in California traffic, this would take a lot of time).
