I don't yet have an estimate on cost.I've never used insurance for something like this because A) I've never had an expensive repair and B) I fix most stuff myself on my Denver units.Question is: Should I file a claim or will the insurance company raise my rates so much that it makes it not worth it.

The substitute of collateral was more of a scenario where you sold for $155K, and instead of paying off the $88K loan in your scenario, those funds stayed at the title company and were used on a cash purchase happening nearby in date.
