Most people lack the money for a down payment, and their personality tells them if they do have some extra money spend it on a good time, beer, a vacation, new skis, a gift for junior, etc...

Revisiting the subject of financing for vacation home/vacation rentals/STR's.  10% down is still an option without having to pay points.

Initially I had a feeling you didn’t really know what you’re talking about but now it’s crystal clear you have no idea what your saying and you are more than likely just another misleading , Detroit PM nightmare like 99% of the other PM’s in Detroit with all sorts of hidden fees, secret add-on’s who work against the tenant rather then with them so they end up vacating and you guys salvate over another nickel and dime placement fee.The question ‘why’ in your first comment has absolutely NOTHING to do with it I am simply sharing my experiences.

The area I am targeting is a vacation destination that is rather seasonally resilient (working theory backed by decent to moderate research so far).If I can get past the zoning hurdle specific to mainly "wastewater" - referring to the collection of the toilet, shower, and sinks discharge - I want to purchase 10+ acres that allow me to scale to something quite significant in time. 

When I refinanced I always used the cash take out on real estate, never vacations, toys, cars etc.

There are basically 3 types, overnights (catering to RV's traveling along interstates), destination (resort style parks that people vacation at) or long term.

I’m looking for feedback on what types of services YOU find yourself needing help with as remote landlords (or even landlords on vacation.) 

Today, we've returned to reality, which is, you've got to work vacation rentals for them to really pay off.
