You have a responsibility to keep the heat on, but it is out of your control if the Tenant is sick and unwilling to allow someone entrance to do the work.

I've seen too many people choose that road when they lacked the equity to sell, only to end up as unwilling landlords and losing money monthly for the privilege, and only to end up short selling later. 

I have been back and forth with the HOA for weeks and they seem to be unwilling to have the siding replaced.

Overall, the entire classic car market has contracted dramatically - younger people just aren't into it like we were when I was a kid - but prices are sky-high because there's no inventory since sellers have a bottom line and below that they're unwilling to sell at all. 

When we do work on a property, a copy of the invoice is scanned and uploaded to a secure portal where the owner can see it at any time.If your PM is unwilling to share invoices, that's an indication they are hiding something or lazy.

Some are incapable/unwilling to save even a little bit of money for a down payment.

As far as a money maker it isn't much of one and needs a bunch of work.Some sellers can't come to grips with prices coming down and they are unwilling to offer a good price to sell a property.I think I would pass unless there is something special about this area and property to you.
