Although these types of letters are having less impact in the ultra-competitive market we are in since sellers have the pick from the offer litter, you just never know who is on the other side of that offer.I also like the per diem option mentioned by @Doug Spence!

If "better" means "ultra high LTV lenders who will overlook my minimal liquidity/experience/balance sheet - and take the property / force a partnership if I **** it up" - then you're talking about private/hard money lenders.
