Although these types of letters are having less impact in the ultra-competitive market we are in since sellers have the pick from the offer litter, you just never know who is on the other side of that offer.I also like the per diem option mentioned by @Doug Spence!

I personally would find a SFR as very stressful first investment given the vacancy factor and a certainly right now during the ultra competitive market more stressful to get under contract.

I am concerned with ultra low interest rates that our demand is not driven by healthy growth, i.e. economic and population, but rather on speculation and low interest rates making debt easier to manage.
