Part of the process is educating them, answering questions, being transparent about both risks and upsides, which I'm sure you do.

I'd try to take it down yourself otherwise if you can't then you could explain to your pastor how you'd find a buyer for the house and the buyer would pay the fee (be transparent).

I would be as transparent as possible with the seller because your lender is going to require an inspection and appraisal and the seller needs to be aware/okay with what's happening and why.
