Most investor deals are traded off-market, and the brokers/investors/agents that gatekeep them typically will trade with only their circle as it's a form of doing repeat business with the folks they already know and trust. 

I’ve faced this dilemma on nearly every deal, and after completing 30+ BRRRRs and 75+ flips, here’s how I now approach the decision:1.My preference is to ALWAYS BRRRR, if the numbers work.

It's not the reality for most and if more beginner investors had the correct mindset they would make better and more informed investment decisions.

No big, national, publicly traded banks will do this loan type.

Those that self manage usually:1 - Interview vendors and trades - i.e. cleaners, handymen.
