hi i want to master one part of the re market be it multi fam/office/shopping... where would you guys say is a good place to start in today's market and be able to thrive as a small investor?

So although my plan seems a bit all over the place now, in the end, everything would come full circle and one business would thrive off the other!

Sellers with need = opportunity.In an area like you're describing it is not uncommon for the local real estate operations NOT to have a distinct or thriving MLS system. 

The question of affordability is different than the question of thrive, or get ahead, or grow in wealth.

I have a thriving business that demands a lot of my time.

The entire area should thrive behind this project.

However, I think section 8 income could thrive very well here.Cons:- the volume of properties seem to be low- Sebring is very isolated.
