Strip the floor to the subfloor and paint over it to stain block then just recarpet or put in vinyl to mitigate future stains. 

I wouldn't feel good about convincing someone elderly to sell to me and then turn around and wholesale it. 

So far, I've used Facebook Marketplace, Zillow, Roomies, Craigslist, and Roomster, and I was able to get some level of interest initially, but haven't had a ton of luck since then, so I'd love to hear some ideas. 

The guy I bought the building from rented to said tenant WHILE HE WAS IN THE PROCESS of being evicted from another property.The tenant was a borderline hoarder that quit paying rent in December and then left the place a mess.

I focus on mid-grade quality items that are durable and pleasant to use yet not so nice that people are tempted to swipe them and are then expensive to replace.

Find local meetups, rub elbows with other investors, find out what they need, and then find a way to meet that need.For example, maybe an investor is growing fast and struggling to keep up with inspections.

There's definitely the option to start on Shopify and then move to something more customizable later on.
