You make a great point about private lending having a long-standing presence in the real estate investment space, especially for short-term loans.

Even still, investors will often want equity in the projects.I agree with @Caleb Brown that you don't have a lot of equity to stand on for a HELOC solely.

Where I differ with most of the posters on this thread is that I feel solutions can be developed to address the problems and something similar to what the OP suggests would be viable. 

Do you have any suggestions on how we can secure long-term financing under these circumstances?

If not I would suggest finding a servicer to collect and manage that note.
