I believe this leaves you with more housing stock to choose from because you aren't in an area surrounded by Illinois.

As for sellers, perhaps they need this one to contribute to the purchase of a larger property and time is ticking on the exchange.  

Keep in mind you can look into stacking, where you live in a property, rent it out later, and then sell and do a 1031 exchange into bigger and better properties.
