I just recommend getting access to skip tracing and credit reporting before you buy any 2nd mortgage. 

Hello BP,Does anyone know of a skip tracing service where I can upload a list I purchased from a list broker (excel file with names and addresses) and it matches the email addresses and phone numbers to those individuals?

@Rigo V.I agree with @Brian Pulaski, but will add that if the property is a full, down-to-the-studs gut, I'd be more comfortable skipping it.Either way, it's only a few hundred bucks. 

So I contact the tax collector and got the name of the people paying property tax all these years and then skip traced them.

Good contractors are hard to come by, I would weigh the risk of him feeling underpaid and skipping out on future deals.

Now I concentrate on being the visionary in the company while having others do the implementation of my "Vision".As I am typing this, I'm watching my VA's on a separate laptop in my office skip tracing high equity foreclosures.

It's fun and rewarding and worth skipping a nap for.

Would highly recommend REI skip if you have a list of greater than 250 people.

I am not trying to skip-trace one at a time all day.

Personally, I would do both because if the stair nose trim comes loose there's nothing to keep the floating floor from skipping away.
