It's hard to speak in such broad terms - one man's "cashflow" is another man's vacancy reserve, so whether you can pull it off or not will be somewhat determined by how optimistic you're willing to be.

Multifamily is dictated by investors, who simply view them as a math problem.

I simply dont get that..

There's some info out there, but hard to determine what's real and what's just fluff.

I think from all my years around these investments where most investors get in trouble is they simply do not realize that once they made the investment they no longer have any control. 

Same logic applies here as it does to your previous experience, there's just simply an added layer of the income produced by the property. 

If you are simply return driven and risk-averse, then it's not a great fit. 

But small note- dont let the Zillow clicks or likes determine perceived interest.
