This is a little over simplified, but sounds like your situation. 

Just would like to simplify the search with a local broker to find better deals for my investors and find deals to meet my criteria.

Too simplify with even numbers, I can get into something similar for about $300K.

Am I simplifying this too much and not thinking of other factors to be considered?

Is there a simplified way of doing this via a real estate attorney that doesn't involve the bank and doesn't violate any laws?

I know the Cap Rate formula is a little more complex, but I heard this was a simplified version of it.

Thomas,If a commercial policy proves too costly vs. the separate policies for each unit, another way to simplify the Insurance would be to make all the dates match. 

I could do individual loans for each property but I am trying to simplify this process if I can and I would quickly run into the 10 loan limit too.
