@Steven MendiolaSo Colorado just passed a law this year taking the local limits cities were placing on people related to the number of unrelated people living together so no need to worry about that issue.

More often, I see people in Chicago using the MTR strategy to side step the STR regulations.I've considered buying a SFH with an in-law arrangement in Chicago to use as an STR because to me that seems like the best way to employ the strategy.

Typically you do not need to give 60 day notice, more like 3 days....law says one thing, but judges may not always follow the law, so I say send it to the tenant, send another certified with return receipt, AND post it on the back the of the front door or give it to them in person.

But, for the best potential tenant pool, I would suggest looking to invest in neighborhoods in close proximity to hospitals, colleges, local markets, easy commute, provide sense of safety etc.

I think you should work in the franchise like your father wants.Learn the business, what if you worked as many hours as you can, work 80 hours a week or even work 100 hours a week (child labor laws might limit this ????)
