As for the exterior fresh paint and landscaping goes a long way on curb appeal.Look for the common theme in the neighborhood within the fixed up properties that are selling and try to mimic that, no need to reinvent the wheel.

Last thing, don't re-invent the wheel... at the end of the day, equity and passive income (cash flow) are the two important things.

I feel as though I am "reinventing the wheel" when it comes to figuring out things when instead I could be in contact with people who have gone through all that I have and could give me insight on my situation.

Certainly, nobody needs a mentor or guru or anyone, but why reinvent the wheel if someone who has already done what you are trying to do can save you a lot of time, headaches, and potentially money?
