Some of the occupational pursuits will simply not allow them to quickly handle that debt burden, many don't venture off into their respective fields of study as the jobs that are in that space are low wage.

So, flipping houses or buy n hold SFRs might be a good local pursuit while leaving the experts in other markets and niches (like self storage, apartments) for my out of state investing.
