I have clients with 9 figures of assets under management that don't do anything near as messy as you are proposing - they just use separate LLCs for each deal and adequate insurance, and then they separately will use irrevocable trusts as needed for their estate planning needs.

That's when I think it can hurt your results in the algorithm and I was assuming STR hosts would have to go that route if they need to limit their STR days rented.If it's still rented through Airbnb for MTR, wouldn't that flag the days rented for gov-proposed limits?

The other consideration I would think about when the conversation of leverage comes up is the equity you have in the property with the additional proposed leverage and cash flow of that asset with that much leverage.
