Exactly this.Just as some love what they do and want to w2/1099 or would love to go back, true investors aren't limited to just landlording on the RE side, nor are we limited to one industry sector or vehicle in general. 

This is precisely why I leave the water off at the meter in unoccupied homes. 

This means I have 7 sets of keys for these properties along with my personal keys and vehicle keys.

I unfortunately was not afforded an opportunity at a younger age to be exposed to the power of passive income, passive income vehicles, compound interest, and a detailed planning for the future.

However, these educational tools should be used with precise goals in mind.

I currently own a property in Commerce MI that my family live in and cant be used as an investment vehicle  =(  Momma says no..I had this shift in thinking about 3 months ago about where my life should be headed.

If it's electric, you need a public meter as well if the building has any common electric outlets, lights, etc.Also, you might only have 3 parking spots or less in the eyes of a zoning board -- vehicles need maneuvering room and can't be tandem.2.

I am all about making money in real estate and creative investment vehicles, but this is a good forum to state a reminder to all Sellers:  DO NOT agree to a blanket Buyer "or assigns" on the Purchase Agreement.
