My rental ad no longer says No Pets because I want to deal with pets on a case by case basis if someone asks.

When a prospective tenant calls you can chat for a few minutes to determine if it is a good fit for you and them.Once you describe the property, the rent & deposit requirements and any qualifications that need to be met (credit, pets, lease term) be sure and ask if all this meets their needs (and yours).If yes, absolutely give them the full address so they can drive by or go ahead and schedule an appointment to show it.If they say it doesn't meet their needs then no need for them to have the address.Be sure you have their phone number and call to confirm before you head out.I have had success with Craigs List, sign drive bys, newspaper, MLS.Communication is the key!

I suspect they will cool it for a day or two and then be right back at it.I would have given them a written notice that the brother was not on the rental agreement and he would have to move out within 72 hours, or I would file an eviction on them.If your rental agreement doesn't clearly state that no additional persons can move in without written permission, and clearly have a limit on how long guests can stay, then get your rental agreement changed.Also be sure it says no pet-sitting, while you are at it.I might not evict, but they'd get their 30 day notice if he didn't move out.

No one around here can come up with any more than that.I almost never have tenants try to use their deposit for their last month's rent, and the few that have tried have backed down immediately when I reminded them that they didnt pay first and last.I don't think any of my tenants can remember what they paid for deposits, so it wouldn't make any difference if the deposit is the same as the rent or not.One thing I have statrted to do is to charge a non-refundable pet fee instead of a deposit.

After all, they read out the correct information on the phone. and never saw a final copy until closing.another pet peeve of mine is lender's ordering appraisals of investment property and not specifying that a licensed appraiser must do the investment property appraisal.

You can rent a machine that will make very short work of removing that tile, and with very little effort on your part.I won't remove good tile unless it is the most butt ugly thing I've ever seen.Make lemonaid: emphasis that the house with it's tile floors is good for persons with allergies or that have pets.
