Our biggest climate risks in central Texas are typically wind and hail, so anything of concern regarding the roof could get an applicant declined including trees too close to the roof surface, roof over 10 years old, etc.

I think there is something to gain from this in explaining that, yes, they may use it, but there is inherit risk with using it. 

Make sure we're accounting for the appreciation, cost of the sale, cost of the purchase and one of my favorite factors, the risk.

ON the more risk type product we do land speculation and Land entitlements but the returns blow most any cash flow at the the same dollar amount out of the water..

Purchase the first one cash (to mitigate risk) and the second property with a loan.

Also, if I do need to request it, is there a risk that it would get rejected for reasons other than the place being unfit for it?

I know i personally wont build anything with adjoining walls as the long term liability is to much risk for me.

That includes going to the bank and getting a cashiers check.Pay them at the bank, get deed notarized there, then take it to Register of Deeds and file deed.I have done this a half dozen times to keep from missing out on a great deal.For what I'm paying any risk is negligible.  

The risk is too high of losing everything.
