Milwaukee has a lot of old neighborhoods, so any form of rehab-driven strategy has plenty of opportunity.

If you’re nervous, dig into local investor clubs.. from what I’ve heard, even in London you’ll find groups meeting over coffee, talking shop, and sharing leads.

Not that these aren't needed but you can shop around.

Just saw a well respected MF operator buy a property they have big plans for in a very rough neighborhood. 

I currently have 3 LTR and soon will be remodeling a small family-owned shopping center in Wimberley, Texas. 

That will allow you several benefits like adding the square footage to your property, having it appreciate in value as more ADUs are added to the neighborhood, legally rent it out within the city's parameters around long-term, mid-term, and short-term guidelines, and feel good about your investment.
