We have a lot of trees, a wildflower garden over our septic hump, outdoor shower and fire pit that I like to keep stocked with firewood.

If you want MFH in a decent area there are certain pockets within Palm beach gardens and Jupiter that will offer this but they may not cash flow.

Mark, I have had interest in this as well, more towards Garden City/Surfside.

In reality, they are at the garden level and the two floors above.The garden unit is only about 2 feet below grade and is otherwise a regular unit... full size windows in every room, high ceiling, front and back door, separate utilities and ventilation.

If you’re the only Landlord in town who is charging for water and trash, then y might have a hard time finding a tenant, unless your rent is really low.I had a tenant once who’s little kids left the garden hose running, costing me a few hundred dollars.

Also, should I offer outdoor games, a garden, or a firepit with common space seating?
